Car Parking:  General Rules and Advice

  • Please park your car only in your designated space. 
  • If you park on a service road you may create an obstacle for emergency services and a consequent safety and insurance risk.
  • You may also cause an obstacle for visiting delivery vans, service vehicles and removals.
  • If you park in someone else's space you will inevitably frustrate your neighbours.
  • Parking rules are part of everyone's lease. If you do park on the service road or in someone else's space, you will be asked to remove your car immediately and steps will be taken to deal with persistent offenders.

Car Parking:  What to do if you find an unknown vehicle in your parking space

Most car parking problems can be resolved amicably. However, there are occasional situations where you may find that an unknown vehicle has been parked in your space. Individual parking spaces are private property and therefore this is trespass. 

Although the Managing Agent or Directors can authorise removal of a vehicle from the service road or common areas, only the owner of an individual space can authorise removal of vehicles from it. 

In this event, please follow the procedure described below.
  1. Ask your neighbours and the caretaker if they know whose vehicle it is and contact the owner directly asking them to remove it.
  2. Put a notice prominently on the vehicle asking for it to be removed.
  3. Contact the Managing Agent and/or Directors and ask them to email all residents to find out whose vehicle it is and asking for it to be removed.
  4. Contact a towing company (see below) and ask then to come and tow the vehicle away. They will usually require a letter of authorisation from the Management Company (which a Director or the Managing Agent can provide) and they will usually attach a notice giving the owner 24 hours to remove the vehicle.
  5. Finally, be around when the company arrives to ensure that they can access the compound and you can confirm with them that the right legal  procedures have been followed.

Costs are usually levied on the owner of the vehicle when they recover it from the towing company but please check with them before going ahead.
